MWN Property Solutions shared-living rental properties
1. Purpose
This policy explains the rules concerning pets and other animals at properties operated as MWN Property Solutions by MWN Solutions.
Because residents share kitchens, living areas, bathrooms, entrances, and other common spaces, MWN Property Solutions maintains a no-pets policy.
This policy applies to applicants, residents, guests, and visitors.
An assistance animal needed because of a disability is not automatically treated as a pet and is handled separately under the Assistance-Animal Accommodation Policy.
2. No-Pets Rule
Pets are not permitted in:
• Individual bedrooms
• Shared living areas
• Kitchens or dining areas
• Bathrooms
• Hallways or entrances
• Yards or porches
• Basements or garages
• Other areas of the property
The no-pets rule includes, but is not limited to:
• Dogs
• Cats
• Birds
• Reptiles
• Rodents
• Rabbits
• Fish and aquariums
• Insects or arachnids kept as pets
Other animals kept primarily for recreation, personal preference, or companionship unrelated to a disability
A resident may not:
• Keep a pet for another person
• Bring a pet onto the property temporarily
• Permit a guest’s pet to remain at the property
• Feed, shelter, or regularly care for an animal at the property in a manner that effectively keeps the animal as a pet
These restrictions do not apply to an approved assistance animal or another animal protected by applicable law.
3. Visiting Animals
Guests and visitors may not bring ordinary pets onto the property.
Residents should notify guests of this rule before their arrival. Residents are responsible for taking reasonable steps to ensure that their guests comply with the property’s animal rules.
This rule does not authorize MWN Property Solutions to exclude a visitor’s disability-related assistance animal or another animal protected by applicable law.
Advance notice of a visitor’s assistance animal is welcomed when reasonably practical so that shared-space, allergy, access, or safety concerns can be addressed, but advance notice is not automatically required.
4. Disability-Related Requests
An applicant, resident, or authorized representative may request an exception to the no-pets policy when an animal is needed because of a disability.
A request may involve an animal that:
• Performs disability-related work or tasks
• Provides disability-related assistance
• Provides disability-related support
• Provides emotional support that alleviates one or more effects of a disability
The animal should not be described or treated as an ordinary pet when the person is requesting a disability-related accommodation.
A request may be made during the inquiry, application, screening, tour, move-in, or residency process.
Whenever reasonably possible, the request should be submitted before the animal moves into the property. However, a request will not be rejected solely because it was not made during the original application process or before the animal arrived.
Requests will be reviewed under the Assistance-Animal Accommodation Policy.
5. Pending Accommodation Requests
MWN Property Solutions will not automatically treat an animal as an unauthorized pet when the applicant or resident communicates that the animal may be needed because of a disability.
The person will be directed to the assistance-animal accommodation process and given a reasonable opportunity to provide any information that may lawfully be required.
The presence of an animal while a request is pending does not automatically mean the request will be approved. The applicant or resident remains responsible for maintaining control, sanitation, safety, and reasonable care of the animal during the review.
6. Assistance-Animal Fees
MWN Property Solutions will not charge the following for an approved assistance animal:
• Pet rent
• A pet fee
• A pet deposit
• An assistance-animal application fee
• An increased security deposit imposed because of the animal
This does not prevent a resident from being held responsible for actual animal-caused damage as permitted by the rental agreement and applicable law.
An applicant or resident will not be penalized or retaliated against for requesting an assistance-animal accommodation.
7. Responsibilities for an Assistance Animal
A resident with an approved assistance animal remains responsible for:
• Properly caring for and supervising the animal
• Maintaining reasonable control of the animal
• Cleaning up and properly disposing of animal waste
• Following applicable licensing, vaccination, and public-health requirements
• Preventing avoidable property damage
• Taking reasonable steps to control persistent or uncontrolled noise
• Preventing the animal from entering another resident’s bedroom without permission
• Following lawful health, sanitation, and safety requirements
• Respecting other residents’ reasonable use of shared spaces
• Storing animal food, supplies, cages, carriers, and waste-related items in a sanitary manner
An animal should not be left unattended in a common area.
These responsibilities will not be applied in a way that prevents an approved assistance animal from providing its disability-related work, assistance, or support.
8. Damage and Cleaning
A resident may be held responsible, as permitted by the rental agreement and applicable law, for actual damage caused by the resident or the resident’s assistance animal.
MWN Property Solutions will not impose an automatic cleaning charge, pet fee, pet deposit, or other charge merely because an approved assistance animal resides at the property.
Any charge must relate to actual damage or cleaning beyond ordinary wear and must be handled consistently with charges for comparable damage caused by a resident or guest without an animal.
MWN Property Solutions will not presume that damage will occur merely because an assistance animal is present.
9. Health, Safety, and Shared-Space Concerns
Concerns involving an assistance animal will be evaluated using the specific animal’s actual conduct and the individual circumstances.
A decision will not be based solely on:
• Breed
• Size
• Species
• Appearance
• General assumptions about animals
• Another resident’s dislike of animals
• Speculation that damage or disruption might occur
• The conduct of a different animal
If an animal creates an actual sanitation, property, safety, or shared-space problem, MWN Property Solutions may ask the resident to correct the specific problem.
When appropriate, MWN Property Solutions and the resident may discuss another reasonable measure that would allow the accommodation to continue while addressing the concern.
Another resident’s fear, dislike, or preference regarding animals does not automatically determine whether an accommodation is allowed. Conflicting disability-related needs will be reviewed individually.
10. Stray and Outdoor Animals
Residents may not bring stray animals into the property or create conditions that encourage animals to remain on the premises.
Residents should contact MWN Property Solutions regarding an injured, dangerous, or repeatedly present stray animal rather than attempting to house the animal inside the property.
This rule does not prohibit lawful use of the property by a person with an approved assistance animal.
11. Reported Violations
A reported violation will be reviewed before action is taken.
Depending on the circumstances and the rental agreement, the resident may receive written notice and a reasonable opportunity to correct the violation.
Repeated or serious violations may be addressed under the rental agreement and applicable law.
Before treating an animal as an unauthorized pet, MWN Property Solutions will determine whether the resident is requesting a disability-related accommodation.
Nothing in this policy permits automatic removal of an assistance animal without an individualized review of the circumstances and applicable legal requirements.

Applicants and residents should not send detailed medical records or unnecessary medical information through a general Room Inquiry, Room Fit Check, or maintenance form.

Screening and tour notice: Applicants invited to apply for an available room must complete the required application and TransUnion SmartMove screening before an in-person tour may be offered. The screening may provide credit, eviction, and criminal-history information. MWN Property Solutions applies its written rental criteria and reviews relevant circumstances individually. A ResidentScore alone does not automatically determine approval or denial.
Shared-living notice: This is an individual bedroom in a shared home. Residents share designated common areas, including the living room, dining area, kitchen, and bathrooms. Utilities and Wi-Fi are included.
