Housing will be made available without unlawful discrimination because of:

• Race

• Color

• Religion

• National origin

• Sex, including pregnancy

• Sexual orientation

• Gender identity or expression

• Familial status

• Disability

• Age

• Marital status

• Height

• Weight

• Arrest record

• Genetic information

• Source of income

Any other characteristic protected by applicable federal, Michigan, or local law.

Equal Treatment

MWN Property Solutions will not unlawfully use different:

• Advertising or availability information

• Qualification requirements

• Inquiry or application procedures

• Screening procedures

• Fees, deposits, or rental charges

• Rental terms or conditions

• Tour procedures

• Occupancy rules

• House rules

• Services, facilities, or privileges because of a protected characteristic

Applicants will not be selected based on appearance, personality, stereotypes, assumptions about who may “fit in,” or another subjective preference unrelated to the written Rental Qualification Criteria.

Published occupancy requirements will be applied consistently and without unlawful discrimination. Disability-related requests for exceptions or adjustments will be reviewed individually.

Consistent Application and Screening

The same published application and qualification procedures will be applied consistently to applicants in substantially similar circumstances.

MWN Property Solutions will use documented, neutral procedures when determining application order and reviewing applicants.

An applicant will not receive different treatment because of a protected characteristic during:

• The Room Fit Check

• The Room Inquiry

• A telephone or video conversation

• Application review

• Third-party screening

• Criminal-history review

• A tour

• Final approval

• Move-in

• Residency

Criminal-history information will be reviewed according to the written Criminal Background Screening Policy.

Disability-Related Requests

An applicant, resident, or authorized representative may request a reasonable accommodation or reasonable modification related to a disability during the:

• Inquiry process

• Application process

• Screening process

• Tour process

• Move-in process

• Residency

A request does not need to use a particular form or include special legal wording.

A person requesting an accommodation is not required to provide unnecessary medical details. When the disability and disability-related need are apparent, additional verification generally will not be requested. When either is not apparent, MWN Property Solutions may request limited, reliable information reasonably necessary to evaluate the request, as permitted by law.

Accommodation information will be handled as privately as reasonably possible and shared only with people who need the information to evaluate or implement the request.

Requests will be reviewed individually and responded to within a reasonable period.

Assistance Animals

Pets are not permitted, but an assistance animal is not a pet.

A person with a disability may request an exception to the no-pets rule for an assistance animal when the animal is needed because of the person’s disability.

Assistance-animal requests will be reviewed under the Assistance Animal Accommodation Policy.

Accessible Communication

A person may request this notice, application information, or other reasonably available housing information in an alternative format or through a reasonable communication method related to a disability.

To request an accommodation, modification, assistance-animal exception, or reasonably available alternative format, contact MWN Property Solutions using the information below.

Harassment and Retaliation

Discriminatory harassment, including unlawful sexual harassment in housing, is prohibited.

MWN Property Solutions will not retaliate against a person because that person:

• Requested a reasonable accommodation or modification

• Requested an assistance-animal exception

• Raised a fair-housing concern

• Reported suspected discrimination

• Assisted another person in exercising fair-housing rights

• Participated in a fair-housing investigation or proceeding

• Exercised another right protected by applicable fair-housing law

Nothing in this notice limits any rights, deadlines, claims, defenses, or remedies available under applicable law.

Screening and tour notice: Applicants invited to apply for an available room must complete the required application and TransUnion SmartMove screening before an in-person tour may be offered. The screening may provide credit, eviction, and criminal-history information. MWN Property Solutions applies its written rental criteria and reviews relevant circumstances individually. A ResidentScore alone does not automatically determine approval or denial.

Shared-living notice: This is an individual bedroom in a shared home. Residents share designated common areas, including the living room, dining area, kitchen, and bathrooms. Utilities and Wi-Fi are included.
