Rental and qualification criteria

Effective Date: September 2026

MWN Property Solutions shared-living rental properties

1. Purpose

These criteria explain the requirements and procedures used to review applications for individual bedrooms offered by MWN Property Solutions.

The same written criteria will be applied consistently to all applicants. Submitting an inquiry, completing an application, paying a fee, completing screening, or receiving a tour invitation does not guarantee approval or reserve a room.

2. Shared-Living Arrangement

The property offers private bedrooms within a shared-living home.

Each approved resident receives:

• One assigned private bedroom

• Access to designated shared common areas

• Shared use of the kitchen, living room, dining area, and bathroom facilities

• A month-to-month rental arrangement

• Occupancy subject to the rental agreement and written house rules

Applicants should review the room information, shared-space arrangements, costs, house rules, and application process before applying.

For the privacy and safety of current residents, the complete street address is provided only to applicants invited to an in-person tour.

3. Occupancy Requirement

Each bedroom is limited to one approved resident.

MWN Property Solutions does not offer shared-bedroom, couple, co-resident, or two-person room arrangements. Each person seeking housing must apply for an individually available bedroom.

A resident may not allow another person to move into or regularly occupy the bedroom without prior written approval.

Occupancy remains subject to applicable housing and occupancy requirements. Requests for reasonable accommodations will be reviewed individually.

4. Age and Authority to Rent

Each applicant must be at least 18 years old or otherwise legally authorized to enter into a binding rental agreement.

Age will not be used to discriminate against an applicant where protected by applicable law.

5. Room Costs

A. Monthly Rent

The monthly rent for one private bedroom is:

• $925 per month

The rental agreement will state the applicable payment schedule, due dates, and accepted payment methods.

B. Security Deposit

The required security deposit is:

• $925 One-time

The security deposit will be handled according to the rental agreement and applicable Michigan law.

C. Move-In Funds

The amount ordinarily required before move-in is:

• First month’s rent: $925

• Security deposit: $925

• Total move-in funds: $1,850

Application and third-party screening charges are separate from the move-in funds.

D. Application Fee

An applicant invited to apply for an available room must pay a $15 application fee directly to MWN Solutions.

The application fee is generally nonrefundable after application processing begins.

If MWN Property Solutions removes the available room from the rental market after collecting the application fee, the $15 application fee will be refunded within 15 business days.

A room being rented to another qualified applicant is not considered a withdrawal of the room from the rental market.

E. TransUnion SmartMove Screening Charge

After the MWN application and initial documentation are reviewed, an applicant who may proceed will be invited to complete TransUnion SmartMove screening if the room remains available.

The applicant pays $25 plus any applicable tax directly to TransUnion SmartMove.

MWN Property Solutions does not collect or control the SmartMove payment and cannot issue a refund of that payment. Any refund or billing question involving SmartMove is governed by SmartMove’s terms and procedures.

F. No Placement or Cleaning Fees

MWN Property Solutions does not charge a placement fee or an initial cleaning fee.

6. Financial Qualification

Applicants must demonstrate gross monthly income or other recurring lawful financial resources equal to at least two times the monthly rent.

Based on the current monthly rent of $925, the minimum financial requirement is:

$1,850 in gross monthly income or recurring lawful financial resources

Lawful income and financial resources may include:

• Employment income

• Self-employment income

• Retirement income

• Disability income

• Public benefits

• Housing assistance

• Child support or other court-ordered payments

• Other lawful recurring financial resources

MWN Property Solutions may request reasonable documentation necessary to verify the amount, source, and expected continuation of the reported income or resources.

Lawful sources of income will be considered consistently and in accordance with applicable fair-housing requirements. When housing assistance pays part of the rent, the financial standard will be applied as required by applicable law.

If an applicant does not fully satisfy a financial or documentation requirement, MWN Property Solutions may request additional documentation, verify relevant rental history, or offer conditional approval with a qualified guarantor. Conditional approval is not guaranteed and will be based on written requirements applied consistently to applicants in similar circumstances.

7. ResidentScore and Credit Information

TransUnion SmartMove may provide a ResidentScore and credit-report information.

MWN Property Solutions does not use a fixed minimum ResidentScore. A ResidentScore alone will not automatically determine approval or denial.

MWN may consider verified credit information that is directly related to an applicant’s housing obligations under its written rental criteria.

MWN disregards:

• Medical debt

• Student loans

• Ordinary consumer debt unrelated to housing

If an applicant has no credit history or SmartMove cannot produce a ResidentScore, MWN will continue reviewing the applicant’s income, rental history, eviction history, criminal history, and other applicable requirements instead of automatically denying the application.

Applicants may provide an explanation or documentation concerning inaccurate, incomplete, resolved, or unusual housing-related credit information.

If information from a consumer report contributes to an unfavorable decision, MWN will provide any notice required by applicable law.

8. Rental History

MWN Property Solutions may consider verified rental history when evaluating an application.

Relevant information may include:

• Payment of rent and other housing obligations

• Compliance with material rental-agreement requirements

• Documented property damage beyond ordinary wear

• Documented lease violations

• A period of successful rental history following an earlier housing problem

An applicant will not be automatically denied solely because the applicant:

• Has never rented before

• Cannot provide a previous-landlord reference

• Has an incomplete rental history

• Previously lived with family or friends

• Previously experienced housing instability

When rental history is limited or unavailable, MWN will continue reviewing the applicant under the other written qualification requirements.

9. Eviction History

MWN Property Solutions currently uses TransUnion SmartMove as its eviction-report source.

MWN considers final eviction judgments entered within the previous five years. An eviction filing that did not result in a final judgment will be disregarded.

A final unpaid eviction judgment entered within the previous five years may result in denial.

The following will receive an individualized review:

• A paid or satisfied final eviction judgment

• A judgment connected to documented unusual circumstances

• A judgment followed by a documented period of successful rental history

• A judgment the applicant believes was inaccurately or incompletely reported

Applicants may provide an explanation or supporting documentation showing that a judgment was paid, satisfied, resolved, caused by unusual circumstances, or reported incorrectly.

Final eviction judgments older than five years will be disregarded.

10. Criminal Background Screening

Having a criminal record does not automatically disqualify every applicant. MWN Property Solutions applies the following written criteria:

• Current sex-offender registration is disqualifying after the applicant’s identity and registration status are verified.

• A final murder conviction is disqualifying after the applicant’s identity and record are verified.

• Other violent convictions may be considered for seven years and require an individualized review.

• Theft convictions may be considered for five years and require an individualized review.

The applicable lookback period is measured from the latest applicable date: conviction, release from incarceration, or completion of probation, parole, or other court-ordered supervision.

Arrests without convictions, dismissed charges, acquittals, pending charges without a final conviction, sealed or expunged records, overturned convictions, inaccurate records, identity mismatches, and convictions outside the applicable lookback period are disregarded.

Review the complete Criminal Background-Screening Policy for additional information.

11. Identity and Application Information

Each applicant must:

• Complete the rental application accurately

• Provide reasonable supporting documentation when requested

• Authorize the required third-party screening

• Correct or explain material inconsistencies when given an opportunity to do so

• Present matching government-issued photo identification when required for an invited tour or final verification

Intentionally providing materially false or misleading information may result in denial or withdrawal of approval.

Sensitive screening information, including a Social Security number, is submitted directly to TransUnion SmartMove. Applicants should not provide MWN Property Solutions with their SmartMove password, screening credentials, or complete Social Security number through the MWN website, email, or general inquiry forms.

12. House Rules

Applicants must review and agree to follow the written house rules before entering into a rental agreement.

House rules may address:

• Shared-space use

• Quiet hours

• Guests and overnight visitors

• Smoking

• Parking

• Cleaning responsibilities

• Laundry

• Safety

• Property damage

• Respect for other residents

• Prohibited conduct

A request to modify a rule because of a disability will be reviewed through the reasonable-accommodation process.

13. Pets and Assistance Animals

Pets are not permitted.

An assistance animal is not a pet. Disability-related requests involving assistance animals will be considered separately under applicable fair-housing requirements.

See the Assistance Animal Accommodation Policy for additional information.

14. Application and Tour Process

The current process is:

1. Review the available room’s information, costs, shared-space details, house rules, and qualification requirements.

2. Complete the free Room Fit Check.

3. Submit a free Room Inquiry.

4. Participate in a brief telephone or video conversation.

5. If a room is available and the applicant may proceed, receive an application invitation.

6. Submit the MWN application, required initial documentation, and $15 application fee by the deadline stated in the invitation.

7. Allow MWN Property Solutions to complete its initial application and financial review.

8. If the applicant may proceed and the room remains available, complete the separate $25 plus applicable tax TransUnion SmartMove screening.

9. Allow MWN Property Solutions to complete the permitted criminal-history review.

10. If the screening and initial requirements are satisfied, receive an invitation to an in-person tour.

11. If finally approved, complete the rental documents, required payments, identification verification, renter’s-insurance requirement, and move-in arrangements.

Application and screening are completed before an in-person tour may be offered to protect the privacy and safety of current residents.

Completing any step does not guarantee:

• Final approval

• A tour invitation

• That a room will be held

• That a particular room will remain available

15. Application Order and Review

MWN Property Solutions processes one paid application at a time for each available room.

Applications are considered in the order in which a complete MWN application and the initially required supporting documents are received, based on the recorded date and time.

Other interested individuals may remain in the free inquiry queue while an application is being processed. They will not be asked to pay an application or screening fee unless they are invited to apply for an available room.

If an applicant does not qualify, withdraws, or fails to complete a required step by the stated deadline, MWN Property Solutions may proceed to the next interested person.

An application will not be considered complete until the application and initially required supporting documents have been received. The SmartMove screening is requested later, after the initial MWN review.

MWN Property Solutions will not select applicants based on personality, appearance, family status, or a subjective belief about who will “fit in.”

16. Free Waitlist

When no room is available, an interested person may join the free waitlist.

Joining the waitlist does not:

• Require payment

• Begin a rental application

• Trigger TransUnion SmartMove screening

• Include an in-person tour

• Reserve a future room

• Guarantee an application invitation

When a room becomes available, MWN Property Solutions may contact interested individuals according to its documented inquiry and application procedures.

17. Inaccurate Screening Information

An applicant may notify MWN Property Solutions and TransUnion SmartMove if the applicant believes a screening report:

• Belongs to another person

• Contains inaccurate or incomplete information

• Does not show the final disposition

• Includes a sealed, expunged, overturned, or otherwise restricted record

• Incorrectly reports sex-offender-registration status

The applicant should follow the screening provider’s dispute procedure.

When information from a third-party consumer report contributes to an unfavorable decision, MWN Property Solutions will provide the notice and consumer-report information required by applicable law.

18. Equal Housing Opportunity

Applications will be reviewed without unlawful discrimination.

MWN Property Solutions does not discriminate because of race, color, national origin, religion, sex, disability, familial status, age, marital status, height, weight, sexual orientation, gender identity or expression, source of income, or any other status protected by applicable federal, Michigan, or local law.

Different qualification requirements, fees, application procedures, or rental terms will not be imposed because of a protected characteristic.

See the Fair Housing and Nondiscrimination Notice.

19. Reasonable Accommodations

Applicants may request a reasonable accommodation or modification related to a disability at any stage of the:

• Inquiry

• Application

• Screening

• Tour

• Rental process

Applicants are not required to disclose unnecessary medical details during the general inquiry or telephone or video conversation.

Each request will be reviewed individually according to applicable fair-housing requirements.

To request an accommodation, contact MWN Property Solutions using the information below.

20. Decisions and Notices

Applicants will be notified when:

• Additional information is required

• They may proceed to the next step

• They are invited to complete SmartMove screening

• They are invited to tour

• Their application is approved

• Their application is denied

When a third-party consumer report contributes to an unfavorable decision, the affected applicant will receive the applicable consumer-report and dispute information.

Final approval may be conditioned on completing the rental documents, paying required move-in funds, providing required identification, and satisfying the renter’s-insurance requirement.

21. Changes to These Criteria

These criteria may be updated before a new application is submitted.

The criteria in effect when an application is submitted will ordinarily be used for that application unless a change is required by applicable law.
