Purpose
This page provides a general overview of how MWN Solutions may respond to reported violations of the rental agreement or house rules.
It does not list every possible violation, notice requirement, or legal procedure. Complete requirements are provided in the rental agreement and resident documents.
Review of Reported Violations
A resident will not be found in violation based only on rumor, appearance, an unsupported accusation, a protected characteristic, a disability, a medical condition, or another unverified assumption.
When a possible violation is reported, MWN Solutions may consider reasonably reliable information, the surrounding circumstances, the seriousness of the conduct, its effect on other residents or the property, and whether similar problems have occurred previously.
When appropriate, the resident may be given an opportunity to respond or correct the issue.
Examples of Lease or Rule Violations
Violations may include:
Failure to pay rent or other amounts required by the rental agreement.
Allowing an unauthorized person to live at the property.
Repeated or serious violations of the House Rules.
Excessive noise or unreasonable disruption of other residents.
Threats, violence, harassment, or conduct creating a serious safety risk.
Unlawful drug activity at the property.
Intentional or substantial property damage.
Smoking or vaping in prohibited areas.
Providing keys or access codes to unauthorized people.
Interfering with safety equipment or blocking emergency exits.
Another material violation of the rental agreement or an incorporated addendum.
This list provides examples and is not exhaustive.
Possible Responses
The response will depend on the circumstances and may include:
A reminder or request to correct the problem.
A written warning or lease-violation notice.
A requirement to stop or correct the conduct.
A restriction permitted by the rental agreement.
A legally required notice concerning payment, termination, or possession.
A court proceeding when permitted by the rental agreement and applicable law.
Correcting a violation does not necessarily remove it from the resident’s history or prevent action if the same or a similar violation occurs again.
Serious or dangerous conduct may require immediate emergency or protective action.
Ending a Tenancy
A tenancy may be ended only as permitted by the rental agreement and applicable law.
A month-to-month tenancy may also be ended through the notice allowed by the rental agreement and applicable law, even when the decision is not based on resident misconduct.
If a resident does not voluntarily move after a legally valid termination, MWN Solutions will use the required court process. Management will not use an unlawful lockout, remove a resident’s belongings, shut off essential utilities, or physically remove a resident without lawful authority.
Emergency and Safety Situations
MWN Solutions may contact emergency services, secure a dangerous area, arrange emergency repairs, or take another lawful step reasonably necessary to protect people or property.
Emergency safety action does not replace any notice or court process required to terminate a tenancy or remove a resident.
Fair and Consistent Treatment
This policy will be applied without unlawful discrimination or retaliation.
A resident may request a reasonable accommodation related to a disability. Requests will be reviewed individually under the Fair Housing and Nondiscrimination Notice and other applicable accommodation policies.
Relationship to Other Documents
This page is a general public overview. It does not replace the rental agreement, House Rules, resident handbook, lease addenda, or applicable law.
If this overview conflicts with a signed rental agreement or applicable law, the rental agreement and applicable law will control to the extent permitted by law.

Screening and tour notice: Applicants invited to apply for an available room must complete the required application and TransUnion SmartMove screening before an in-person tour may be offered. The screening may provide credit, eviction, and criminal-history information. MWN Property Solutions applies its written rental criteria and reviews relevant circumstances individually. A ResidentScore alone does not automatically determine approval or denial.
Shared-living notice: This is an individual bedroom in a shared home. Residents share designated common areas, including the living room, dining area, kitchen, and bathrooms. Utilities and Wi-Fi are included.
