MWN Property Solutions shared-living rental properties in Wyoming, Michigan
1. Purpose
MWN Property Solutions, operated by MWN Solutions, is committed to maintaining a safe, peaceful, sanitary, and lawful shared-living environment.
This policy establishes rules concerning:
• Alcohol
• Illegal controlled substances
• Cannabis
• Prescription and over-the-counter medication
• Smoking and vaping
• Observable impairment
• Substance-related conduct affecting the property
This policy applies to residents, guests, and visitors. Residents are responsible for informing their guests of these rules and may be held responsible for guest conduct as permitted by the rental agreement and applicable law.
2. Conduct-Based Enforcement
MWN Property Solutions will address observable conduct and its effect on residents, shared spaces, safety, and property.
A person will not be considered impaired or in violation solely because of:
• Appearance
• A disability or medical condition
• The lawful use of medication
• A history of addiction
• Participation in treatment
• Recovery from a substance-use disorder
• An unverified allegation
• A rumor or stereotype
Disorientation, unusual behavior, or difficulty communicating may result from a medical emergency, disability, medication, or another condition. Residents and management should not attempt to diagnose the cause.
3. Illegal Controlled Substances
The following activities are prohibited anywhere on the property:
• Possessing or using an illegal controlled substance
• Manufacturing, cultivating, distributing, delivering, or selling an illegal controlled substance
• Possessing paraphernalia connected with illegal drug activity
• Allowing a bedroom, common area, vehicle, or other portion of the property to be used for illegal drug activity
• Giving, selling, or distributing prescription medication to another person
• Using medication prescribed to another person
• Engaging in illegal drug-related conduct that threatens health or safety, substantially interferes with another resident’s use of the property, or causes property damage
An enforcement decision will be based on reasonably reliable information about conduct occurring on or materially affecting the property.
An arrest, allegation, rumor, suspicion, or partial name match alone does not establish that a violation occurred.
4. Alcohol-Free Property
Alcohol may not be consumed, possessed, manufactured, distributed, sold, or shared on the property.
This restriction applies to:
• Private bedrooms
• Kitchens and dining areas
• Bathrooms
• Hallways and other common areas
• Yards and porches
• Driveways, garages, and parking areas
• Vehicles parked on the property
This rule does not prohibit ordinary medications, hygiene products, cooking extracts, cleaning products, or similar products containing alcohol when lawfully possessed and used for their intended purpose.
Lawful alcohol use away from the property is not itself a violation.
However, a resident or guest may not engage in alcohol-related conduct at the property that:
• Creates a health or safety risk
• Unreasonably disturbs another resident
• Involves threats, violence, harassment, or property damage
• Substantially interferes with another resident’s use of the property
• Requires another resident to supervise or monitor the impaired person
• Violates another provision of the rental agreement or applicable law
5. Cannabis
Cannabis is subject to the following rules:
• Smoking or vaping cannabis is prohibited inside all buildings, bedrooms, bathrooms, and shared indoor areas.
• Smoking or vaping cannabis is permitted only in a designated outdoor area, if MWN Property Solutions has identified such an area.
• Cannabis may not be smoked or vaped near doors, windows, air intakes, or another location where smoke or vapor may enter the building or materially affect another person.
• Cannabis may not be grown or cultivated on the property.
• Cannabis products may not be manufactured or processed on the property.
• Cannabis may not be sold, distributed, or commercially delivered from the property.
- Cannabis may not be used in a manner that creates unsafe conduct, property damage, unreasonable odors, or a substantial disturbance.
• Cannabis must be stored securely and must not be shared with or made accessible to an unauthorized person.
Lawful possession and lawful nonsmoking consumption will be handled according to Michigan law and the rental agreement.
Nothing in this policy permits conduct prohibited by applicable law.
6. Tobacco Nicotine Smoking and Vaping
Smoking or vaping tobacco, nicotine, cannabis, or another substance is prohibited inside:
• Private bedrooms
• Bathrooms
• Kitchens
• Living or dining areas
• Hallways
• Basements
• Garages
• Other indoor portions of the property
Smoking or vaping is permitted only in an outdoor area designated by MWN Property Solutions.
Smoking and vaping materials must be extinguished and disposed of safely. Residents and guests must not leave cigarette butts, cartridges, packaging, ashes, or related waste on the property.
7. Prescription and Over-the-Counter Medication
Residents may lawfully possess and use medication prescribed to them and medication purchased legally over the counter.
Residents are not ordinarily required to:
• Disclose a diagnosis
• Provide a list of medications
• Give MWN Property Solutions access to medical records
• Provide a physician statement merely because they take medication
Residents must:
• Use and possess medication according to applicable law
• Keep medication reasonably secure
• Maintain control of medication
• Never sell, share, or give medication to another person
• Never use medication prescribed to someone else
• Dispose of medication safely
• Avoid medication-related conduct that creates a direct safety risk, causes property damage, or substantially interferes with another resident’s use of the property
8. Unsafe or Disruptive Impairment
Residents and guests must not engage in substance-related conduct that:
• Threatens or harms another person
• Creates a fire, health, or safety hazard
• Causes property damage
• Involves violence, threats, harassment, or intimidation
• Unreasonably disturbs another resident
• Substantially interferes with another resident’s use and enjoyment of the property
• Requires another resident to monitor or supervise the person
• Prevents safe use of shared areas
• Violates applicable law
MWN Property Solutions will focus on the conduct and its effect rather than attempting to determine or diagnose the substance or condition that caused it.
9. Emergencies
Call 911 immediately for:
• A suspected overdose
• Loss of consciousness
• Difficulty breathing
• A fire
• Violence or credible threats
• A serious medical emergency
• An immediate danger to a person or the property
Residents should not delay emergency assistance while attempting to determine whether conduct was caused by alcohol, illegal drugs, medication, cannabis, a disability, or another medical condition.
After emergency services have been contacted, the incident should be reported to MWN Property Solutions when reasonably safe to do so.
10. Drug and Alcohol Testing
MWN Property Solutions does not require routine, random, periodic, post-incident, or suspicion-based drug or alcohol testing under this general residential-housing policy.
Testing will not be demanded merely because a person:
• Appears tired, confused, disoriented, or different
• Has a disability or medical condition
• Uses prescription medication
• Has a history of addiction
• Is participating in treatment
• Is in recovery
• Has been accused without supporting evidence
This property is not represented as a treatment program or recovery residence with a separate testing program.
11. Rooms Inspections and Personal Property
MWN Property Solutions will not randomly search a resident’s:
• Body or clothing
• Bags or packages
• Closed containers
• Furniture or personal belongings
• Vehicle
Management may enter a resident’s room only as permitted by the rental agreement and applicable law, including for:
• An emergency
• Necessary or requested repairs
• Health or safety inspections
• Pest-control services
• Legally authorized inspections
• Another lawful property-management purpose
Except in an emergency or another circumstance permitted by law, reasonable advance notice will be provided before entry.
An ordinary property inspection does not authorize management to open or search a resident’s closed containers or personal belongings.
If management reasonably believes illegal activity is occurring, management may document the available information and contact the appropriate authorities rather than conduct a personal search.
12. Reporting Nonemergency Concerns
Nonemergency concerns may be reported to:
MWN Property Solutions
Email: [email protected]
Phone: 616-730-8565
Reports should describe observable facts when reasonably possible, including:
• Date and time
• Location
• Conduct observed
• People involved
• Safety consequences
• Property damage
• Whether police, fire, or medical personnel responded
Knowingly false reports, retaliation, harassment, or accusations based on a protected characteristic are prohibited.
13. Documentation and Review
Before taking enforcement action, MWN Property Solutions may consider reasonably reliable information such as:
• Direct observations
• Written incident reports
• Photographs or recordings lawfully obtained
• Documented property damage
• Police, fire, or emergency-service reports
• Admissions or other reliable statements
• Repeated documented conduct
• Relevant court records when lawfully considered
When practical and consistent with safety, the resident may receive written notice describing:
• The conduct at issue
• The incident date or approximate date
• The policy provision involved
• Any corrective action required
• The response or correction deadline
• Possible consequences of repeated or serious conduct
14. Enforcement
A documented violation may result in action authorized by the rental agreement and applicable law.
Depending on the seriousness, evidence, recurrence, and applicable legal requirements, the response may include:
• A verbal discussion
• Written notice
• A request to stop or correct the conduct
• A written safety or behavior agreement
• Contacting emergency services or law enforcement when reasonably necessary
• A notice permitted by Michigan law
• A lawful court action
Nothing in this policy authorizes MWN Property Solutions to:
• Lock a resident out
• Remove a resident’s belongings without legal authority
• Shut off utilities
• Physically remove a resident
• Terminate housing without the notice and legal process required by law
An immediate safety threat or serious illegal activity may justify a faster response than a minor or correctable violation, but legally required procedures will still be followed.
15. Disability Recovery and Reasonable Accommodations
This policy will be applied consistently and without unlawful discrimination.
A person will not be denied housing or subjected to different terms merely because the person:
• Has a history of alcoholism or drug addiction
• Is participating in treatment
• Is in recovery
• Has a disability
• Uses lawful prescribed medication
A resident may request a reasonable accommodation to a rule, policy, practice, or procedure because of a disability. Requests will be reviewed individually.
An accommodation does not require MWN Property Solutions to permit:
• Current illegal use of a controlled substance
• Illegal manufacture, sale, or distribution
• Violence or credible threats
- Conduct that creates a direct threat that cannot be sufficiently reduced by another reasonable measure
• Substantial physical damage to the property
• A fundamental alteration of the housing arrangement
A direct-threat determination will be based on an individualized assessment using reliable, objective evidence—not fear, assumptions, or stereotypes.
See the Fair Housing and Nondiscrimination Notice.
16. Confidentiality
Medical, disability-related, accommodation, and other sensitive information will be:
• Collected only when reasonably necessary and permitted by law
• Used only for a legitimate housing-management purpose
• Shared only with people who reasonably need the information
• Kept separate from routine incident records when practical
• Disclosed only with authorization or when permitted or required by law
This section does not promise secrecy when disclosure is reasonably necessary for an emergency, court order, legal proceeding, mandatory report, or another lawful purpose.
Information will also be handled according to the Privacy Policy.
17. Relationship to the Rental Agreement
This policy becomes part of a resident’s rental obligations only when it is properly incorporated into or attached to the rental agreement.
If this policy conflicts with applicable law, applicable law controls.
Nothing in this policy waives a resident’s or housing provider’s legal rights.
Screening and tour notice: Applicants invited to apply for an available room must complete the required application and TransUnion SmartMove screening before an in-person tour may be offered. The screening may provide credit, eviction, and criminal-history information. MWN Property Solutions applies its written rental criteria and reviews relevant circumstances individually. A ResidentScore alone does not automatically determine approval or denial.
Shared-living notice: This is an individual bedroom in a shared home. Residents share designated common areas, including the living room, dining area, kitchen, and bathrooms. Utilities and Wi-Fi are included.
